All rental and lease agreements generated through EsyDocs are stamped in strict compliance with Article 30(1)(i) of the Karnataka Stamp Act, 1957 (as amended by Karnataka Act No. 04 of 2024 and notifications issued by the Department of Stamps and Registration, Government of Karnataka).

For residential leases up to eleven (11) months, the statutory stamp duty is calculated as 0.5% of the aggregate consideration (Total Rent for the lease term + Refundable Security Deposit), subject to a statutory maximum ceiling of ₹500.

• Rent & Deposit under ₹1.6 Lakhs: ₹100 e-Stamp Paper
• Rent & Deposit between ₹1.6 Lakhs – ₹4.0 Lakhs: ₹200 e-Stamp Paper
• Rent & Deposit above ₹4.0 Lakhs: ₹500 e-Stamp Paper (Standard for 90%+ Bangalore rentals)

Physical e-stamps are procured offline through government-authorized counters of the Stock Holding Corporation of India Limited (SHCIL) or the Government of Karnataka Kaveri Online Services portal (kaveri.karnataka.gov.in).

Agreements generated on EsyDocs for a period of up to eleven (11) months or six (6) months are executed as contractual residential leave and license / tenancy agreements. Under Section 17 of the Registration Act, 1908 and Section 107 of the Transfer of Property Act, 1882, leases of immovable property for any term not exceeding one year are exempt from compulsory registration at the Sub-Registrar’s office.

Any agreement with a term of twelve (12) months or longer mandates compulsory registration at the local Sub-Registrar office, attracting additional registration fees and physical biometric appearance of both parties before the Sub-Registrar. EsyDocs currently defaults to 11-month and 6-month terms for express convenience.

By submitting an order on EsyDocs, you (the Customer) represent and warrant that:

• All details submitted regarding the Lessor (Landlord), Lessee (Tenant), property boundaries, rent, and advance deposit are truthful, lawful, and verified.
• You have lawful authority, tenancy interest, or title in the mentioned residential property in Bengaluru.
• Aadhaar numbers, PAN cards, employer identity details, and phone numbers provided belong to the legitimate contracting parties.
• You understand that e-stamp paper is a non-transferable negotiable instrument once printed with unique party names.

Our 30–45 minute doorstep delivery is fulfilled via on-demand logistics partners (such as Porter 2-Wheeler Express, Rapido Parcel, or Dunzo / Borzo). While 95% of inner-city Bangalore deliveries are fulfilled within 45 minutes of payment verification, delivery times may vary due to extreme weather, heavy Bangalore peak-hour traffic, gated society access delays, or remote outer Bangalore locations.

In accordance with Section 17 of the Karnataka Stamp Act, 1957, all instruments chargeable with stamp duty must be stamped before or at the time of execution. Government e-stamps issued by SHCIL incorporate an irreversible, cryptographically verifiable timestamp and cannot be backdated.

Under the Indian Contract Act, 1872, contracting parties may lawfully agree to give retrospective operational effect to their lease terms starting from the actual date the tenant entered into occupancy. In such cases, the instrument is executed and stamped on the present date while explicitly recognizing the tenancy validity retrospectively in Clause 1, ensuring full compliance for corporate HRA claims, income tax filings, and bank verifications.

These Terms shall be governed by and construed in accordance with the laws of the Republic of India and the State of Karnataka. Any legal action, dispute, or proceeding arising out of or relating to services rendered by EsyDocs shall be subject to the exclusive jurisdiction of the competent civil courts located in Bengaluru, Karnataka.
