Question 1

How fast can I get a rental agreement delivered in Bangalore?

Accepted Answer

With EsyDocs, you receive the verified 300 DPI scanned copy of your agreement on your live order tracking page in 12–15 minutes, and the original laser-printed document on official Karnataka e-stamp paper is delivered to your doorstep across Bengaluru in 30–45 minutes via Porter express courier.

Question 2

Why is an official ₹500 e-Stamp standard for Bangalore rental agreements?

Accepted Answer

Under the Karnataka Stamp Act, 1957 (Article 30), stamp duty is 0.5% of total consideration (rent × 11 + deposit) capped at ₹500 for 11-month leases. For almost all Bangalore homes with rent of ₹15,000 & above, statutory law requires a ₹500 e-Stamp. That is why EsyDocs defaults to ₹500 for ₹999 all-inclusive, ensuring statutory legal compliance and zero risk of rejection by apartment societies, police verification, or corporate HRA tax claims.

Question 3

Should I choose ₹500 (₹999), ₹200 (₹699), or ₹100 (₹599) e-Stamp?

Accepted Answer

For rent of ₹15,000 & above, our standard ₹500 e-Stamp package (₹999) is statutory standard. For low-rent properties, we provide statutory lower tiers: ₹100 e-Stamp (₹599) for rent up to ₹8,000 (such as 1RK student rooms), and ₹200 e-Stamp (₹699) for rent between ₹8,001–₹14,999. Our live calculator automatically switches to the correct slab as you type.

Question 4

Can I download the scanned e-Stamp PDF directly from the website?

Accepted Answer

Yes! Within 10–15 minutes of payment, as soon as our desk prints your agreement on the authentic Karnataka Government e-Stamp paper and scans it, the official high-resolution PDF unlocks on your live order tracking page for 1-click download.

Question 5

Can I make an agreement with a past date if I moved in 2 or 3 months ago?

Accepted Answer

Yes. Under the Indian Contract Act, 1872, parties can mutually give an agreement retrospective commencement effect from the date you actually occupied the house for HRA and lease term records. Under Section 17 of the Karnataka Stamp Act, the e-Stamp certificate and signing carry the current execution date because government stamps have permanent digital timestamps that cannot be backdated. Our engine automatically inserts the standard deemed commencement covenant in Clause 1.

Question 6

How does express Bangalore doorstep delivery work after I pay?

Accepted Answer

Right after payment, our Bangalore operations desk procures your official SHCIL e-Stamp certificate, prints your verified agreement onto the physical e-Stamp paper, uploads the verified scan to your tracking page (~12 mins), and coordinates express Porter 2-wheeler doorstep delivery directly to your address within 30–45 minutes. Operating hours are 8:00 AM – 11:00 PM IST daily; orders placed after 10:30 PM are queued for priority first-slot delivery at 8:00 AM next morning.

Question 7

Is this agreement accepted for Bangalore Police Verification, Passports & Bank KYC?

Accepted Answer

Yes. The agreement is executed on authentic Karnataka Government e-Stamp paper (Article 30) with an official SHCIL certificate barcode. You can verify its genuineness directly on the Government of Karnataka Kaveri portal (kaveri.karnataka.gov.in). It is legally recognized and accepted across Bangalore City Police stations for tenant verification, Passport Seva Kendras, apartment gated societies (Prestige, Sobha, Brigade), and all major Indian banks for address proof.

Question 8

How should the agreement be signed and witnessed in Karnataka?

Accepted Answer

In Karnataka, 11-month rental agreements require physical wet-ink signatures from both the Landlord and Tenant on each page. Additionally, two adult witnesses (friends, neighbors, or colleagues) must sign on the execution page with their full names, signatures, and contact addresses. Digital e-signatures on unregistered private leases lack direct evidence admissibility in local Karnataka civil court without certificate certification.

Question 9

Which areas in Bangalore do you deliver to in 30–45 minutes?

Accepted Answer

EsyDocs delivers across 150+ BBMP and Bengaluru Urban localities, with 15–30 min express delivery in core tech hubs (HSR Layout, Koramangala, Indiranagar, Whitefield, Bellandur, Sarjapur Road, Electronic City, BTM Layout, JP Nagar, Jayanagar) and 30–45 mins citywide.

Question 10

How can I independently verify my Karnataka e-Stamp certificate online?

Accepted Answer

Every e-Stamp certificate issued through EsyDocs carries an official 18-digit Certificate Number and tamper-evident QR code. You can verify it directly on the Government of Karnataka's authorized Stock Holding Corporation of India portal (www.shcilestamp.com) or Kaveri Online Services before signing. Simply enter the Certificate Number to view the exact stamp duty paid (₹100, ₹200, or ₹500), date of issue, purchaser name, and transaction details in real-time.

Question 11
